VEX & technology

What is VEX?

VEX is Ofacto Labs’ device for understanding mould risk over time. It tracks room conditions while we develop gas-pattern detection associated with mould. VEX 0.6 is in development.

Learn more ↗
Who is VEX for?

Social housing providers, HMO operators, landlords, remediation companies and people monitoring their own homes.

Learn more ↗
What does VEX measure?

Temperature and humidity, with gas sensing designed to recognise patterns associated with mould metabolism. Leak detection is also included in the planned VEX 0.6 features.

Learn more ↗
What is an air fingerprint?

A room’s pattern of readings over time. Our AI algorithms are being developed to establish that pattern and identify meaningful changes.

Learn more ↗
Can VEX detect mould before I can see it?

That is a development goal. Earlier-detection performance and lead time are being validated; there is no guaranteed warning period.

Learn more ↗
How is gas sensing different from VTT modelling?

VTT models growth risk from conditions and material properties. Gas sensing adds a different input: patterns associated with mould metabolism.

Learn more ↗
Does a low reading mean a home is mould-free?

No. Readings support investigation; they do not rule out mould or override a resident’s report.

Learn more ↗
What does the 96% accuracy figure mean?

It is Ofacto’s reported result from internal differentiation and prediction tests using its own data, not independently validated field accuracy.

Learn more ↗
Has independent testing been completed?

We are preparing independent mould assessments for the home pilot. We conduct internal laboratory testing; independent results have not yet been published.

Learn more ↗
Which connections will VEX 0.6 support?

Planned selectable options are NB-IoT, LoRaWAN, Wi-Fi and Bluetooth. Final specifications and configurations will be confirmed before launch.

Learn more ↗
How will VEX be powered and installed?

VEX 0.6 is planned to be mains powered. Installation and placement requirements will be confirmed for the pilot or product you receive.

Learn more ↗
Does VEX identify mould species or measure spores?

No species-identification or spore-counting capability is being claimed. The gas-sensing work focuses on patterns associated with mould metabolism.

Platform & workflows

What does the Ofacto platform do?

It brings room trends, resident reports, inspections, evidence, work plans and written summaries into one property record.

Learn more ↗
Does Ofacto guarantee Awaab’s Law compliance?

No. It supports case organisation, deadlines and records. Assessment, communication and repairs remain the responsibility of landlords and qualified professionals.

Learn more ↗
Can it support hazards beyond damp and mould?

The case-management approach supports other housing reports and follow-up. VEX does not detect every hazard covered by housing legislation.

Learn more ↗
Can I add evidence and generate a report?

The demo lets you attach sample files, choose example findings and generate an editable report. Download it to print or save as a PDF.

Learn more ↗
Are automated messages and contractor calls live?

The website demonstrates simulations. No SMS, contractor search or call is placed from the demo. Service availability will be agreed before deployment.

Learn more ↗
Can we use our own contractor?

The demo includes an existing-contractor option and an example contractor-matching route. Operational arrangements will be agreed with each customer.

Learn more ↗
Can I estimate savings for my portfolio?

Yes. Enter portfolio size, expected case rate and administration assumptions. The result estimates staff capacity, not guaranteed cash savings or net return.

Housing & remediation

Where does Awaab’s Law apply?

The guidance on this site concerns England’s social rented sector. Scope differs by tenure and jurisdiction.

Learn more ↗
Does it already apply to private landlords and HMOs?

Extension to England’s private rented sector is planned, with timing subject to consultation. Existing housing obligations still apply.

Learn more ↗
Should residents wait for a sensor alert to report damp?

No. Report concerns promptly. A reading should not be a barrier to an investigation.

Learn more ↗
What should a mould-remediation record include?

The concern, inspection findings, work scope, dated evidence, responsible people and agreed follow-up.

Learn more ↗
Can VEX prove remediation has worked?

No. Readings can support follow-up but do not replace an appropriate inspection or independent assessment.

Pilots & pre-orders

How do I join the waitlist?

Use the email signup form for product, launch and pre-order updates. You can unsubscribe by contacting admin@ofactolabs.co.uk.

Learn more ↗
Can I buy VEX now?

Pricing and pre-order dates have not been announced. The waitlist does not take payment or reserve a confirmed delivery date.

Learn more ↗
Where is the next pilot?

We are preparing the Sheffield home pilot. You can also register interest in future locations.

Learn more ↗
What does the pilot include?

VEX testing and professional mould remediation, with eligibility, access and scope agreed before participation.

Learn more ↗
Can renters take part?

Renters can register interest. We will discuss any landlord permission needed for access, installation and remediation.

Learn more ↗
Can a council or HMO operator discuss a pilot?

Yes. Contact the team with your location, portfolio size and what you want to evaluate.

Learn more ↗

Certification & privacy

What is VEX certification?

Ofacto’s developing accreditation for properties meeting its monitoring and follow-up standards. Criteria and badge-use requirements will be supplied before enrolment.

Learn more ↗
Does the VEX mark mean a property is safe or mould-free?

No. It communicates the monitoring and follow-up standards a property meets, not a guarantee that hazards are absent.

Learn more ↗
What information does the waitlist collect?

Your email, audience selection, consent and submission time are stored on Ofacto’s hosting. See the privacy policy for details.
