What applies now?
In England’s social housing, Awaab’s Law covers significant damp and mould hazards and all emergency hazards. Potential significant hazards must be investigated within 10 working days. Where required, written findings follow within 3 working days of the investigation concluding. If a significant hazard is confirmed, relevant safety work has a 5-working-day deadline. Emergency hazards require investigation and relevant safety work within 24 hours. Read the government guidance.
What changes in November 2026?
From 30 November, significant-hazard requirements extend to excess cold and heat, falls, structural collapse, fire and explosions, electrical hazards and domestic hygiene. Use the Phase 2 guidance when assessing a case.
Make the next action obvious
Give each report a named owner. Keep the awareness date, resident circumstances, inspection findings, planned works and communication together. Separate an appointment being booked from work being completed. A saved report draft is not a message issued to the resident.
Where Ofacto fits
Ofacto brings monitoring and the response record together. The demo shows investigation templates, evidence attachments, work plans and written summaries. It supports the workflow; landlords and qualified professionals remain responsible for assessment and action.
